What type of Leases do you offer?
We offer 12-month leases and allow sublease and lease transfer as some tenants are students on co-op programs at Drexel University. Our leasing process is straightforward and hassle-free. From the initial inquiry to signing the lease agreement, we guide you every step of the way. Our team is dedicated to ensuring you find the perfect apartment that suits your needs and preferences.
Do you offer a Tenant Portal Service?
Yes! Our tenant portal offers a range of benefits to make your renting experience convenient and efficient. You can easily submit maintenance requests, pay your rent securely online, communicate with our team, and access important lease documents all in one place.
Do you allow pets?
Any pet request needs to be approved in writing by management and there is a $400.00 one-time nonrefundable deposit fee required. If a pet is to be added after signing the lease a Pet addendum is required.
What is required to submit an application for my new appartment?
When you have determined the apartment you want to apply for we will email you the application link individually. You will be asked to pay a $50 nonrefundable application fee before you are allowed to submit the application. Please note our application is non-binding and can be reassigned to another property. Once we receive your application and payment we will notify you within 1-7 business days if your application is approved.

Do I Need a Cosigner on My lease?
If your income does not meet the requirements, you may be required to add a minimum of 1 co-signer per lease agreement. If your income is sufficient, a cosigner will not be required. Student applicants are required to provide a cosigner unless they are employed full time and their income is sufficient. The cosigner information is required on the applicant's application. International students, are required to attach their I-20 or F-1 Visa to their application.
What happens if I do not get approved?
If your application is not approved, you will only lose your $50.00 application fee.

What type of security is offered?
Our buildings have security cameras and the main door leading to a common area or to an apartment is locked at all times. All units, except for one, is equipped with security systems that can be activated with a third-party company at the tenant's expense. Our buildings are also within the University City District patrol area.
Does my lease provide insurance coverage for my personal belongings?
The lease does not provide any type of coverage for tenant’s belongings. We highly recommend that our tenants obtain a renter’s insurance.
What if I need to break my lease?
You are legally obligated to fulfill your lease for the term agreed once it’s signed. We offer sublet and lease transfer options if you decide to take one of these options.

When do I get my security deposit back?
As per our standard lease agreement and Pennsylvania law, tenants will receive their security deposit within 30 days of their move-out date.
What furniture is provided?
Our units are completely unfurnished.
How do I receive my packages?
We don't receive packages for tenants, however, every apartment building has a locked door and delivery drivers from UPS, USPS, FedEX, DHL, and Amazon can enter in by punching in the door code if you provided it to them. We are not responsible for missing or lost packages.
What type of parking is available?
All of our properties have on street parking available, it can be either 2-hour parking or metered. Once you have a signed lease you can go to philapark.org/permits and you can show proof of residence in the area and request for a parking permit which will allow you to park beyond the 2-hour parking for free within your parking zone at your new apartment address. The PPA requires that your car registration's address is your apartment address.
